Buy your home in Israel in one hour
Have the funds. Know what you want. Let us guide the preparation for a focused, one-hour purchase signing meeting — wherever you live today.
Prepare my one-hour journeyThe hour is the signing appointment for an eligible, fully prepared transaction. Legal checks, agreed terms and banking clearance come first. Registration and possession follow the contract; neither is guaranteed within an hour.
Is this journey for you?
Designed for decisive cash buyers who want an organised process, rather than months of open-ended browsing.
- You are ready to purchase now once the right property and checks are approved.
- Your purchase funds and separate fees/tax budget are available and their origin can be documented.
- You can choose from a focused shortlist and agree the property and price before the meeting.
- You will complete identification, legal review and banking preparation in advance.
Still exploring, awaiting a property sale or needing financing approval? Start with the buyer planner. A signing slot is confirmed only when the buyer, seller, bank and lawyers are ready.
The journey starts before the clock.
Your brief & readiness
Tell us your preferred areas, property type, minimum internal size, bedrooms, essential features, budget and purchase timeline. We review whether the proposed service fits your situation.
Your property & professional checks
Review a current shortlist, video viewing and independent inspection where appropriate. Your appointed Israeli lawyer reviews title, seller authority, restrictions, permits, the contract and signing requirements. Agree the property and commercial terms before the session.
Your documents, fees & funds
Complete the lawyer’s secure onboarding. Agree a written fee breakdown and payment schedule. The receiving bank and lawyer must confirm the acceptable funding route and any advance compliance checks.
Your prepared one-hour meeting
Join the agreed video or in-person session with the relevant professionals. Review the final prepared documents, resolve final questions and sign using the method approved for your transaction. Make only contractually authorised payments. If an issue arises, pause.
Registration, keys & your arrival
Your lawyer follows the remaining legal and registration steps. Key handover takes place on the agreed possession date. Request digital copies, and discuss certified or physical copies and international postage with the lawyer.
Prepare these before requesting a signing date.
An indicative checklist, not a universal legal requirement. The appointed lawyer and bank specify the exact documents, format, certification and secure delivery channel.
Buyer & household details
Valid identification for each purchaser; address and contact details; relevant residency, citizenship and Aliyah information; buyer names and intended ownership shares.
Proof of available funds
Recent evidence of funds available for the purchase and costs, in the purchasing parties’ names where required. The bank decides what evidence it accepts.
Source of funds
Documents explaining how the money was obtained, for example savings, business income, a completed property sale or inheritance. The lawyer and bank may request additional evidence.
Your home brief
Preferred cities and neighborhoods, budget ceiling, size in m² or ft², bedrooms, type of home, accessibility, sukkah balcony, possession requirements and buying timeline.
Transaction forms
Professional engagement and fee agreements, identity/source-of-funds declarations, tax-status information and any powers of attorney or other signing formalities specified by your lawyer.
Do not send passports, bank statements or proof of funds through a general website form or ordinary inquiry email. After the professional engagement is confirmed, use the secure channel supplied by your lawyer or bank.
Plan my homeKnow the full cost before you commit.
A clear written cost sheet is a readiness requirement. No fixed rate or tax eligibility is promised here.
- Property price
- The agreed purchase price, currency and contractual payment dates.
- Brokerage
- The agreed rate or amount, who pays, when it becomes payable and whether VAT is included. No automatic charge of 2% to each side is assumed.
- Independent lawyer
- The lawyer’s written quote, scope, VAT treatment and any separate registration, certification, translation or postage costs.
- Purchase tax
- An individual calculation using the rules in force for the transaction. Residence, other property ownership, Aliyah-related eligibility and other facts may affect treatment; citizenship alone is not the calculation.
- Banking & currency exchange
- Exchange margin, transfer charges and any bank compliance requirements, plus any inspection, building or ongoing ownership costs.
A prepared payment route. No last-minute guesswork.
Whether a contractual payment goes to a verified lawyer’s client account, the seller or another authorised recipient must be set out by the independent lawyer in the agreed contract. An escrow account is not assumed. Verify account instructions independently using a known contact method. No instant international transfer, bank release or registration is promised, and this website does not receive purchase money.
Professional guidance in your language.
The intended service pairs property coordination with an independently appointed Israeli property lawyer who can explain the transaction in English, French or Hebrew. The specific firm, language availability, credentials, role and fees must be confirmed in writing before booking. No law-firm partnership is announced yet.
A home ready for your next arrival.
After the purchase process is agreed, you can discuss a separate arrival plan: renovation, furniture, appliances, utilities, cleaning, washed linen, towels and groceries. A written scope, supplier quotes, access permissions and dates come first. These services do not form part of the one-hour signing appointment.
Real questions before a fast purchase.
Can I choose a home for the first time and finish everything in one hour?
That is not the intended process. The property, price, legal checks, documents and funding arrangements must already be reviewed and agreed. The hour is for a prepared signing session.
Do I need Israeli citizenship or to have made Aliyah?
Tell the appointed lawyer your actual citizenship and residency circumstances. Eligibility, the type of property rights and tax treatment must be checked for your specific purchase. Owning a property does not itself grant citizenship or immigration status.
Must I wire the whole price before the Zoom meeting?
Only follow the payment schedule and verified instructions in your lawyer-approved agreement. Do not send money just to reserve a call or because a website says the process can be fast.
Can the money be sent directly to the law firm?
Only if your lawyer confirms an appropriate client-account arrangement and it is authorised for this transaction. The bank may need to approve supporting documents before funds can be released.
Will I receive an ownership certificate immediately?
Signing documents is different from completing registration. Ask your lawyer which confirmations and registry documents apply, when they are available and whether certified paper copies can be mailed.
Is a lawyer included in the realtor fee?
No combined fee is assumed. Brokerage, legal work, tax and optional arrival services must be clearly itemised and agreed separately in writing.
What if I am not ready, or the lawyer finds a problem?
The signing appointment is deferred. You should have time to ask questions and obtain independent advice; speed must never force a purchase.
Can the home be furnished and stocked before I land?
This can be scoped separately after access and possession are agreed. Furniture, renovation, cleaning and groceries need their own budgets, suppliers and delivery dates.
Ready to make your next step clear?
Prepare your brief and readiness checklist first. The signing date is confirmed after professional and banking approval.
